Stage 03 of 05 · Permit

From submittal to issuance, managed.

A permit stalls for predictable reasons: an incomplete submittal, a correction letter nobody owns, a reviewer waiting on an answer. We handle those before they become weeks.

The question at this stage

“How do I get to issuance without surprises?”

We review the package before it goes in, track every department's comments, coordinate the responses with your architect and engineers, and keep a written record of where the file stands.

You get a status you can trust and a next step for every open item, whether the project is a new estate, a remodel or an unpermitted structure that needs to be made right.

Questions

About permit.

My permit is already stuck. Can you still help?

Yes. Send us the permit or case number and the latest correction letter. We will review the file, identify what is holding it, and return a written plan with the next steps and who owns each one.

Do you work on projects outside unincorporated Santa Barbara County?

We work across the county, including the cities of Santa Barbara, Goleta, Carpinteria, Solvang and Buellton. Each jurisdiction has its own process, and we plan for the one your property falls under.

What's the difference between a permit expediter and a land use consultant?

A permit expediter moves an application through plan check: submittals, tracking and correction responses. A land use consultant works earlier and wider: what a property allows, which approvals it needs and in what order, through zoning, design review and any discretionary hearings. Black Oak does both under one relationship, so the permit is planned from the land use decisions rather than handed off after them.
