In partnership with SYV Property Advisor

Stage 04 of 05 · Build

Someone on your side of the table.

Your architect works for the design and your builder works for the build. Through our partnership with SYV Property Advisor, led by Melissa Krantz, you have a representative who works only for you.

The question at this stage

“Who protects my interests during construction?”

Construction is where the approvals you fought for turn into a building, and where budgets and schedules drift. An owner's representative reviews bids and contracts, tracks cost and schedule, scrutinizes change orders and walks the site.

Because the same relationship carried the project through entitlements and permits, nothing about the conditions of approval is lost in the hand-off to construction.

A partnership

Construction is led by Melissa Krantz of SYV Property Advisor.

Melissa Krantz
Property Advisor & Project Manager, SYV Property Advisor

Melissa brings strategic clarity and structure, project management and a strong owner-advocacy lens to construction and design projects. When a Black Oak project is ready to build, SYV Property Advisor takes the lead, with Melissa as your representative from bid to final inspection.

You keep one relationship: Black Oak stays involved, the conditions of approval travel with the project, and Melissa reports to you on budget, schedule and quality in writing.

Questions

About build.

Do I need an owner's representative if I have a good builder?

A good builder is essential, and a good owner's rep makes the builder's job easier. The rep's role is to protect your budget, schedule and decisions, especially if you are not local or not available day to day.

Can you recommend architects and builders?

Yes. Assembling the right team for the property and the approvals is part of the work. We introduce people we have seen deliver on Santa Barbara County projects.
