For Black Oak clients

Runs through every stage · Capital

Capital that moves on the same timeline as the approvals.

Financing and entitlements are usually handled by people who never speak to each other. We plan them together, so capital is ready when the project is and isn't idle when it isn't.

The question at this stage

“How should I fund this?”

A construction loan that closes before the permit issues costs you interest on money you can't use. One that closes late costs you your builder's slot. The approval timeline should drive the financing plan.

Through Black Oak Homes & Mortgage we arrange purchase, construction and bridge financing, and we introduce the CPAs and attorneys who structure exchanges and development tax strategy.

Questions

About capital.

Should I pay cash or finance a construction project?

It depends on your return on the capital you would otherwise tie up, your tax position and the project timeline. We lay out the options side by side with your advisors so the decision is yours and it is informed.

Do you provide tax advice?

No. We coordinate with your CPA or introduce one who specializes in real estate and development. Tax and legal advice should come from licensed professionals in those fields.
