About

Black Oak was built to be the call you make first.

Cris Lapp founded Black Oak so property owners in Santa Barbara County would have one relationship across land, approvals, capital and construction, instead of a sequence of consultants who never speak to each other.

Cris Lapp · Founder, Broker, Lender & Lead Advisor

Thirty years on every side of the table.

Cris Lapp

CA DRE #01093529 · NMLS #337660

Cris has spent 30 years in real estate, lending and land use across the Santa Ynez Valley and Santa Barbara County: evaluating property, securing approvals, financing projects and seeing them built. He founded Black Oak to bring land use, design, real estate and lending under one roof, so a client's price, payment and timing align.

That range is the point. Most professionals see one part of a project. Cris has worked every part, which is why Black Oak can tell a client what comes next before they have to ask.

His public service shapes how Black Oak prepares projects: complete, well-documented and respectful of the process. It is never a route to a decision. Cris does not participate in the review of any project Black Oak represents.

Dan Ferguson

Land Use and Real Estate Development Consultant

Dan takes clients from raw land to an approved project, turning complex regulations into clear development roadmaps for ranch, vineyard, estate and mixed-use properties across the Santa Ynez Valley.

Every project starts with a zoning reality check, followed by a step-by-step plan that integrates design, finance and regulatory milestones, so decisions happen early and progress never stalls. Clients describe his work as clear, steady and quietly relentless.

Where Dan leads

  • Pre-acquisition site due diligence
  • Zoning and entitlement feasibility reports
  • Subdivision and parcel-map strategy
  • Vineyard expansions and tasting-room approvals
  • Ag-preserve and Williamson Act analysis
  • CEQA coordination and consultant management
  • Access, grading, infrastructure and utility coordination

Before development, Dan led major marketing and analytics teams in the entertainment industry. That experience in data, strategy and cross-functional leadership drives his structured way of bringing owners, architects, contractors and County reviewers into one coordinated process.

Black Oak partners with Melissa and SYV Property Advisor for strategic construction project management. She brings clarity and structure, project management and a strong owner-advocacy lens to construction and design projects.

Melissa guides owners through the whole transition from purchase to a finished, move-in-ready property: inspection, scope, schedule, settle in. She coordinates inspections, design and renovation with vetted local trades, aligning budget, taste and timeline, and she works especially well with busy buyers relocating to the Valley who expect clear plans and same-day answers.

Before real estate, Melissa was a Senior Vice President in Corporate Customer Success, leading teams known for clarity and execution. That discipline shapes her method today: structured communication, measurable milestones and predictable results.

What we believe

Santa Barbara County rewards preparation.

01

Certainty

You know what's likely before you commit.

Every engagement starts with a written read of the property: what the County and the boards will focus on, what it will take, and how long. You decide with the facts in hand, not after the first rejection.

02

Continuity

One team from land to keys.

Land strategy, entitlements, permits, capital and construction oversight sit under one relationship. Nothing gets dropped between consultants, because there is no between.

03

Discretion

Quiet, documented, proactive.

Weekly written updates. A decision trail you can read in five minutes. Black Oak works as your representative, so your name stays out of the process wherever the process allows.
