For Black Oak clients

Stage 05 of 05 · Own

The relationship doesn't end at the final inspection.

An entitled, permitted, well-documented property is worth more. When it is time to refinance, reinvest or sell, the team that got it there already knows its story.

The question at this stage

“What's next for this property?”

Buyers and lenders pay for certainty. A property with a clean permit history, recorded approvals and a clear record of what can still be built is easier to finance and easier to sell.

We handle listing representation and refinancing through Black Oak Homes & Mortgage, and advise on what to do next: hold, add value through a further approval, or exchange into the next property.

Questions

About own.

Can entitlements add value before a sale?

Often. A lot split, an approved ADU or a recorded design approval can change who will buy a property and what they will pay. We can assess whether the approval is worth securing before you list.

Do you help with 1031 exchanges?

We coordinate the real estate and financing side of an exchange and work alongside your CPA or qualified intermediary, who handle the tax and escrow requirements.
