Stage 01 of 05 · Acquire

Know what the land will allow before you own it.

The most expensive mistakes in Santa Barbara County are made before escrow closes. We read the parcel the way the County will, so the price you pay reflects what you can actually build.

The question at this stage

“Can I build what I want here?”

Zoning, overlays, Coastal Zone boundaries, easements, water, fire, biology, archaeology and neighborhood history all shape what a property can become. Most buyers learn about them one at a time, after the purchase.

We bring them forward. You get a written path plan that says what is buildable, what will need discretionary approval, where the risk sits, and what it will take in time and money.

Questions

About acquire.

When should I bring Black Oak into a purchase?

Before you write an offer, or at the latest during your due diligence period. That is when a feasibility read can still change the price, the terms or the decision.

Do you only work with buyers who plan to build?

No. Investors, landowners considering a lot split, and owners weighing a sale or a major remodel all start here. The question is the same: what does this property allow, and what is it worth with that in mind?

What is an APN, and where do I find it?

An APN is the Assessor's Parcel Number: the County Assessor's ID for a specific parcel. In Santa Barbara County it's usually written like 123-456-789. You'll find it on the property tax bill, the preliminary title report, the grant deed, or an offer or listing. If you have it, add it to the contact form and we can start reading the parcel right away.
