ADU & Guest House Planning

State law has made ADUs easier to build, but local rules on your specific lot still shape what is possible. We plan the unit against those rules before design begins.

Who it's for

  • Owners adding a guest house, ADU or junior ADU
  • Families planning multigenerational living on one property
  • Investors adding value through an additional unit

What we handle

  • Eligibility, size, height and setback analysis for your lot
  • Coastal Zone, fire hazard and utility considerations
  • Design coordination with your architect or designer
  • Permit submittal and management through issuance
  • Construction handoff to your builder or owner's representative

How it works

Three steps, each one documented.

  1. Feasibility

We confirm what size and type of unit your lot allows and where it can go.

  2. Design & permit

Your architect designs within those limits, and we manage the application through issuance.

  3. Build

We hand off to construction with the conditions documented.

What you receive

An ADU plan that fits your lot's rules from day one, managed through to a permit.

Questions

ADU Planning, answered.

Does my property qualify for an ADU?

Most residential lots do, but size, placement and additional requirements vary by zoning, Coastal Zone status, fire hazard area and utilities. A feasibility review answers it for your lot.

Can an ADU be rented or sold separately?

ADUs can generally be rented, subject to local rules on short-term rentals. Selling one separately is limited and depends on specific conditions. We will tell you what applies to your property.
